RENTAL POLICIES

EQUAL HOUSING: Non-discrimination on the basis of family, race, color, creed, sex, disabilities or national origin is the policy of this company.

INCOME: Income requirements will be at least three times the monthly rent. Three recent paycheck stubs are required.

APPLICATION PROCESS: To hold an apartment, we need a $200.00 deposit plus an application fee of $45.00 per person over the age of 18.

CREDIT CHECK: Credit scores lower than 550 will not be considered. Low credit scores may require additional security deposits. Cannot have collections/judgments from the following institutions: mortgage company, apartment community, a utility company. Present residential rental history will be checked and must be satisfactory. Employment must be stable and verifiable.

BACKGROUND CHECK: A criminal background check will be run. No convictions for crimes including possession of a controlled substance (illegal drugs) or domestic violence/battery against a household member.

AGE: All applicants must be over the age of 18.

OCCUPANCY: Occupancy is based on 2 persons per bedroom plus 1.

RENT PAYMENT: Rent is due on the 1st of every month. We give a grace period to the 5th. After the 5th, there is a 10% late charge based on the rental amount.

LEASE TERMS: We offer 3-12 month leases. The 2-5 month leases are $25.00 more a month. After the initial lease term has been completed, you may choose to stay month to month for $25.00 more a month.

PARKING: Open parking spaces are provided for each apartment. Recreational or broken down vehicles cannot be stored on the property and repair work on cars is not allowed.

PET POLICY: No dogs or cats are allowed at the community unless additional pet fee of $150.00 per pet has been paid and Pet Addendum must be executed. 4 pet maximum and/or weight restriction not to exceed 100 lbs.
